Below we have listen four important steps to take to ensure your home is ready for a successful open house. Let’s dive in: 

-Get your home tour-ready by fixing large and small issues around the house. Buyers want to see the home in good shape and not a costly project around every corner. Taking the time and spending the money to make the repairs prior to an open house will serve you in the long run. 

-Cleaning, decluttering and depersonalizing the home should also make the list of prep work before potential buyers walk through the front door. Tasks such as removing valuables, clearing surfaces, organizing closets/drawers and giving the home a deep clean should not be overlooked.

-Don’t forget the outside of the home, as it will be the first impression for potential buyers. Paint the front door, buy new house numbers, hang a wreath, lay a welcome mat, plant some flowers - whatever you need to do to add a little curb appeal and make the front of the home more inviting!

-Make sure to remove all signs of pets. This includes toys, smells and pets themselves during the time of the open house. Even though many people love animals, and there's a chance those in attendance have pets of their own, some people associate pets with wear and tear in a home so it's best to avoid this if possible.

The six questions we have listed below are a great place to start! Let’s dive in:

How much can I really afford? Regardless of the mortgage your bank approves you for, it's important to take a step back and closely review your finances to ensure you can comfortably afford the payments. It’s crucial to not only consider monthly expenses, debt and current income, but also how this purchase will affect your long-term financial goals. 

What shape is my credit in? Your credit score is one factor that could disqualify you from securing a home loan. A strong FICO score is required by many banks and reflects that you have a solid history of paying off debts and therefore are a responsible borrower. In most cases home buyers with higher credit scores not only secure lower interest rates but also can usually put less money down.

How much are utilities each month? Utility costs can vary from house to house so this is a crucial question to ask when initially looking at a property. These costs are an important piece of information to calculate into your monthly expenses. 

Am I happy with the resale value of the home? While you may have every intention of staying in the home for years to come, things happen and plans change. It’s very important to consider the resale value of a home before buying it. Things such as location, price, condition of the home and nearby comps all play a factor. 

Would I be responsible for HOA fees? If the home you are eyeing is part of a neighborhood that has a homeowner’s association, you want to ask questions around the fees and what services the HOA cover. This is another important cost to factor into your budget. 

What would I owe on property taxes? Asking your real estate agent about property taxes is crucial to avoid getting blindsided by a large bill. Property taxes vary depending on location and are calculated as a percentage of a home’s worth.

Below we have listed five things to look for when selecting a storage space. Let’s dive in:

-The first area you want to look into is the safety of the facility itself. Look for things such as surveillance cameras, door alarms, a keypad code entry and security gates around the premise. Additionally, utilizing a heavy-duty lock is a great way to add an extra layer of protection after you load in your items. 

-Checking to make sure the facility is climate-controlled is another crucial area to look into. This is especially important if you are storing electronics or other items that are temperature sensitive. It’s true that climate-controlled units tend to be more expensive, but so is having to replace items that are destroyed due to temperature. 

-Location, location, location. It can be quite a nuisance to drive a long distance when you need an item out of storage at the last minute. Convenience of location is a high priority for many people when selecting a facility. 

-There are some facilities that will only allow you to access the unit during certain hours so making sure those work with your schedule is crucial. Or if you don’t want to work around certain time frames you may want to prioritize facilities that you can access 24/7. On that same note, make sure the store manager is professional, familiar with the property and able to answer your questions. 

-What better way to get a feel for a facility than from people who have interacted and rented at the specific location? Looking through reviews online is a great way to get first hand testimonials of what your experience may be like. If a facility has incredibly poor reviews, you may want to move on and continue your search.

5 Tips For A Seamless Long Distance Move To Omaha, NENo matter the distance, moving is one of the most stressful and time consuming events that people go through. Your entire life is uprooted which can be a lot to handle, especially if you are moving out of state or country.

If you are thinking of or are currently making a long distance move, today’s blog post is for you! Below we cover five tips to help ease the stress and frustrations of moving and help make the transition as seamless as possible. Let’s dive in: 

Set a plan once the move is confirmed. 

Do not wait until right before the big move to get your ducks in a row! Shortly after the move is confirmed set a plan of action that details what you want to accomplish each week leading up to the move and important details/tasks to keep you organized. This will be the to-do list of all to-do lists! 

Find and hire a trustworthy moving company.

The first moving company you talk with will not always be who you hire. Speak with a couple in-home moving companies, compare prices and hire the most reputable and credible company to avoid your belonging getting caught in a moving scam.

Sort through and downsize your home.

As with any move, you want to make sure you are only packing and moving items you want to take with you to your new home. Moving is a tremendous opportunity to sort through clothing, donate old furniture and get rid of anything that doesn’t serve you. So take some time to really be intentional about what you are taking and what you are parting with. 

Create an inventory list.

The last thing you want to do is rack your brain when your belonging arrive at your new home to try and figure out if anything got lost in the move. That is why creating an inventory list prior to packing and moving should be at the top of your list. It doesn’t matter if you use your phone or an old fashioned pen and paper, this list will give you peace of mind during a stressful time and ensure all your items are accounted for.

Properly label moving boxes with your info.

It is common during a long distance move for your boxes to be transported on a truck with other families belongings. To help ensure boxes don’t get mixed up, be sure to clearly label *each* box with your name (and even phone number) so things can easily be sorted in the event items get mixed up.
