As we drive along the Missouri River and think about the coming new year, we know Omaha will move confidently into 2025. Our city's signature resilience and innovative spirit light the way forward.
Downtown's transformation continues with the Capitol District drawing new restaurants and entertainment venues. The Old Market will continue to expand its footprint, welcoming local artisans and entrepreneurs. Tech startups flourish in the Builders District, while Aksarben Edge attracts strong sustainable businesses.

The Omaha real estate landscape, which is our area of expertise, sparkles with unprecedented potential for 2025. New mixed-use developments in Blackstone and Benson will create affordable housing while preserving neighborhood character. First-time homebuyer programs will expand, helping more families put down roots. While thoughtful, responsible development balances growth with community needs for continued expansion.

Innovative Community initiatives continue to thrive. Neighborhood revitalization partnership efforts, like The Omaha Land Bank, generate new green spaces and beautiful urban gardens.

Benson "Old Neighborhood Charm, Modern Convenience"

Historic Benson is just 5 miles from downtown Omaha. Benson's green spaces, historic buildings, and cultural diversity give it a welcoming small-town-type vibe right in the city.  Also, Benson's central location makes it a perfect place for commuters who want a small-town vibe but need to get to work downtown. It's so easy to get in and out of Benson, using Maple Street (Benson main street), which runs east to west across Omaha. This proximity to Downtown has led to growth and many successful small businesses. In fact, Benson has become a nightlife hotspot in the city for business, restaurants, art, and entertainment. 
 
Walking along the energetic main streets, you'll experience Benson's old-world charm and modern conveniences with beautiful historic buildings, green open parks, and lively Maple Street. Benson is a vibrant, artsy community with some of the best nightlife in Omaha, and it has become the heart of Omaha.
 
I believe the green spaces in the many neighborhood parks make this a great family neighborhood. The community is only two square miles but boasts a lot of great park space, like:
North Benson Lions Park on North 66th Street
Benson Park and Lagoon on Military Avenue
Bowling Green Park on Blondo Street
Gallagher Parke and Leisure Pool on N. 52nd Street
 
Just off Maple Street and away from the pubs and bars, Benson's tall, historic trees shade the blocks of narrow sidewalks and residential streets. You'll see old-world historic homes in various styles, raised ranches, cottages, and traditional bungalows on typical city lots, and small backyards with fences. 
 
One of the annual neighborhood events kids love is "Cops and Bobbers," a fun event where kids come together with law enforcement officers to learn to fish. The big Spring community clean-up is another unique community service event that brings families together. Each spring, the community takes part in a clean-up campaign. 
 
Benson's excellent location near 64 means you can conveniently get to all the great Omaha attractions. For example, your family can enjoy the Henry Doorly Zoo and Aquarium or experience fun and learning at Omaha's Children's Museum in Park East. Why not take an easy day trip to the historic Old Market District for some shopping, and while you're out, enjoy a tasty lunch in Little Italy?
 
There's lots for mom and dad to do, too. The Benson community garden on North 55th Street provides 10,100 square feet of space residents can use for gardening. Benson neighborhood gardeners barter and trade the fruits of their labor. Another popular activity is the nearby Benson Farmer's Market, which runs every Saturday from May to October. Also, from the end of November to the beginning of December, a fun holiday-themed market opens.
 
What's Happening in Benson
Benson offers some of the best nightlife in Omaha. Many popular places like the Benson Brewery, Sydney, Krug Park, and Burke's Pub fill up after dark. Benson provides much more than a bar scene, offering some of Omaha's best dining options. Stop by 1912 Benson to enjoy a tasty cheeseburger on the rooftop or spend date night at Au Courant Regional Kitchen for a complete European-style meal.

The food is great, but foodies aren't the only ones enjoying the scene, which includes artists, musicians, and young professionals. The very well-run Benson Neighborhood Association also plans a variety of neighborhood concerts, food festivals, and fundraisers.

The city's downtown renaissance exemplifies the power of collaborative vision, with public-private partnerships driving unprecedented growth and cultural vitality. Through strategic alliances between city leadership, corporate stakeholders, and philanthropic powerhouses like the Peter Kiewit Foundation and the Suzanne & Walter Scott Foundation, Omaha has masterfully leveraged its community-minded spirit to fuel development. 

The result is a vibrant, lively downtown shining, from the historic cobblestone streets at the Market to the cutting-edge Capitol District entertainment area. The Downtown evolution represents what's possible when civic leaders’ vision aligns with philanthropic action, creating a model of urban development that many similar-sized cities across America look to emulate.

The latest example is the Children's Museum’s planned move to the Riverfront. Omaha Children’s Museum has created a 50-year legacy of serving children throughout Omaha. A partnership between the City of Omaha, NuStyle Development, and the Omaha Children’s Museum will introduce new residents, learning and leisure opportunities for Omaha’s riverfront. This latest unique development continues the momentum and growth in Omaha.  This partnership brings together philanthropy, non-profit, private development, and the City of Omaha to deliver excellent public benefits.

The city chose city-owned property at a great location for this project. The city property is located on the north side of Douglas Street and borders Heartland of America Park. The estimated site development and parking ramp cost is approximately $36 million; the city will contribute $26 million. The Beam, a 16-story building at 8th and Douglas, will be built by NuStyle Development next to the new Omaha Children’s Museum. NuStyle plans to invest $87 million in the project.  The Beam offers 261 one and two-bedroom apartments.

What will this new Riverfront vision look like? A 12-story wood-timber apartment building will be built on top of a four-story public parking garage, anchoring the combined museum/apartment development. The City of Omaha will build and operate the two parking garages and a surface lot with approximately 600 stalls available for public use, museum patrons, and tenants.
This property would never have been developed without the vision of our city leaders, Omaha’s’ Children Museum leadership, and the partnership with NuStyle.

The museum will not just be moving. Omaha Children’s Museum leaders plan to Create a dynamic new Museum with a unique new building, exhibits, and programming that create joy, generate curiosity, and foster connection. Museum leadership will leverage knowledge from some of the nation’s leading early childhood development experts based here in Omaha to create the master plan for the new museum. 
The redevelopment agreements with NuStyle and Omaha Children’s Museum are expected to go to the Planning Board in November and the City Council in December.

Omaha Children’s Museum will continue to operate at its current location at 20th and Howard Streets during the fundraising for and construction of the new space, to transition to its new home in late 2027.

Omaha Housing Market Overview October 2024

Omaha, Nebraska, is a vibrant city with a modern economy and the headquarters of multiple Fortune 500 companies. So many areas continue to grow in our great city, which means stable long term real estate investment. Growth continues for the economy, population, and real estate. In the past, Forb's magazine named Omaha the Best Bang for the Buck City, where housing and the cost of living are at down-to-earth levels.

 I know we’ve seen Omaha housing prices increase since then, but the same is true across the nation. Compared to much of the nation, Omaha is still the best bang for your buck for affordable real estate investment. Our friendly people, welcoming communities, and economic growth still attract families and investors seeking these affordable housing opportunities.

I’ve recently looked more deeply into affordable Omaha real estate and our latest Market Trends, and I share my findings here.  As we head into 2025, let's review 2024 market conditions. While this past year's economic climate has created a mixed bag for Omaha Area Real Estate, it’s exciting to see a steady demand for homes throughout the year despite fluctuating interest rates and home prices.

In 2024, Omaha experienced a 2.5% increase in home sale prices. Homes sold records show that the average home price is approximately $279,760. However, higher interest rates slowed the demand for homes in mid-2024, causing some homeowners to adjust initial listing prices to match buyers in the marketplace. These recent listing price adjustments and lower interest rates have combined to create more buyers in the marketplace as we wrap up 2024, which bodes well for the beginning of 2025!

Today's Important Market Information:

  • Recent home sale prices are averaging $279,760.
  • This average shows an increase of 2.5% over 2023 (Zillow).
  • How competitive is today's market: (Redfin) rates the market as still" very competitive," with their scoring system ranking of 84 out of 100
  • According to(Realtor.com) statistics, in August 2024, the median sale prices were approximately $285,000.

Tomorrow's Important Market Information:

The Omaha Housing Market Forecast for 2024-2025 predicts that late 2024 may introduce a slight value decrease of 0.5%. At the same time, the Federal Reserve should continue to lower interest rates. Market professionals also predict a 0.7% increase in area home prices by August 2025 (Zillow). These short-term market fluctuations and improving economic conditions mean an open opportunity window for home buyers to take advantage in the first half of 2025; energizing the market and increasing listing prices by next fall.
