Shamrockin' in Omaha!

by Nancy Heim-berg

Hey Omaha! ☘️ Can you believe it's St. Patrick's Day already? Our beautiful city is buzzing with Irish spirit, community celebrations, and plenty of that famous green beer! Whether you've got Irish heritage, are married to it, or love any excuse to wear green, I've covered you with all the Omaha fun around town today. If you’re ready to go green today, check out everything Omaha offers for St. Parick’s Day.

The 2025 AOH St. Patrick's Day Parade
Have you made plans to catch the parade yet? The Ancient Order of Hibernians' annual celebration starts at 10:00 AM downtown. Starting at 15th and Harney, the parade winds through our charming Old Market before finishing up at 10th and Howard. You'll see over 100 floats, fantastic local bands, and many community groups showing their Irish pride.

Insider tip from a local who's been caught unprepared: Try arriving by 9:00 AM to snag a good viewing spot, and don't forget to layer up—you know how fickle our Nebraska March weather can be!

Omaha also has some fun family events planned. Got kiddos? After the parade, why not head over to Heartland of America Park? From 11:00 AM to 4:00 PM, they're hosting the city's biggest family-friendly St. Paddy's celebration with something for everyone:

You can watch the incredible dancers from Dowds Irish Dance Academy (trust me, the kids are AMAZING!). While there, tap your feet to traditional Irish tunes from talented local Celtic bands. The little ones will love getting their faces painted with shamrocks and rainbows. When hunger strikes, grab a bite from food trucks serving everything from authentic Irish cuisine to local favorites. Don't miss the "Pot of Gold" scavenger hunt!

Are you looking to raise a glass with friends? Omaha's Irish Pubs will surely be Shamrockin'. Check out some of these favorite Old Market Spots: Dubliner Pub has live music all Day (the fiddle player who comes in around 5 PM is incredible!), hearty Irish stew. Some of the best black and tan specials in town and the Lucky's bar crawl that starts at 4:00. Barry O's offers fantastic whiskey flights right down the street, perfect for today's celebration. If you're feeling brave, their corned beef eating contest at 3:00 PM is always hilarious. Don't overlook Annie's Irish Pub, the new kid on the block making quite the impression with Irish coffee that'll warm you to your toes and some creative twists on traditional dishes.

If the downtown scene isn’t for you, and you're in West Omaha, Brazen Head Irish Pub is a family-owned gem that serves the kind of Irish comfort food that feels like a hug on a plate, like their famous potato pancakes. Their Guinness pour is absolute perfection. Over in Benson, Paddy McGown's offers a livelier vibe with a celebration that's always a blast, featuring Irish rock bands scheduled throughout the Day and stacked corned beef as high as the ceiling! I've already heard they've got some special surprises planned for this year!

Contrary to some people's opinion, today is about more than green beer. If you’re not a not a big drinker, Omaha offers alot of ways to celebrate Irish culture without setting foot in a pub. Have you checked out the Durham Museum lately? Their special one-day exhibit on Irish immigration to Nebraska is fascinating, with artifacts and stories that'll transport you back to the 1800s. Movie buffs will love the Irish film marathon at Film Streams in the Dundee Theater, running from noon until midnight. (Their popcorn is worth the trip alone!) The Omaha Celtic Cultural Center is also opening for music workshops, language lessons, heritage displays that the whole family can enjoy, and the awesome Irish Community Mural painted on the brick at Donahue’s Pub.

We care! So, no matter what you do GET HOME SAFELY! With all the celebrating, let's ensure everyone gets home safely. If you're grabbing a ride, Uber and Lyft offer $5 off rides in Omaha today with the code "STPATS2025". Need a designated driver? Our friends at Safe Home Omaha are running free rides from participating bars between 4:00 PM and 2:00 AM. If you prefer public transit, Metro Transit has extended hours on major routes today, with the last buses leaving downtown at 2:30 AM.

Did you know that Nebraska has deep Irish roots? While you're celebrating today, please take a moment to appreciate how Irish immigrants helped build our state during the railroad expansion of the 1860s. Many found work on the Union Pacific Railroad, establishing communities throughout eastern Nebraska with churches, schools, and cultural organizations that still shape our city's character. The first St. Patrick's Day parade in Omaha was in 1878—can you believe we're continuing an almost 150-year-old tradition?

We can help you find your Pot O'Gold with Omaha real estate. Speaking of Omaha's rich history and vibrant neighborhoods, have you considered putting down roots in our fantastic city? Or you want to sell your home and find a new spot to create memories.

As someone who's helped countless first-time homebuyers find their perfect starter home in Omaha, I love sharing the hidden gems of Benson and South Omaha – two neighborhoods that offer incredible value and community spirit in 2025.

Benson offers the perfect mix of affordability and amenities. Benson Park offers 217 acres of outdoor enjoyment, including a swimming pool, playground, spray ground, and walking trails, and is the neighborhood's crown jewel. A home in Benson typically ranges from $180,000 to $250,000. Recently, my team helped a young couple find a charming three-bedroom house with a fenced yard for $215,000.  Rogers Park, another local favorite, provides additional green spaces for family picnics and weekend activities. Benson's walkable Maple Street district has become a hub for family-friendly restaurants and community events.  First Fridays unite the neighborhood, and the Benson Branch Library hosts terrific children's programs throughout the year.

Moving to South Omaha, you'll find even more affordable options, with well-maintained three-bedroom homes ranging from $160,000 to $230,000. Spring Lake Park is the heart of outdoor recreation, featuring scenic walking trails, a playground, and a golf course. The newly renovated Mandan Park offers stunning Missouri River views and excellent playground equipment. Highland Park and Christie Heights Park provide additional green spaces for family activities.

One of South Omaha's hidden gems is Upland Park, with its sports fields and walking paths. The South Omaha YMCA on Q Street offers affordable family memberships and many youth programs. Families particularly love the Morton Park splash pad during the summer months.

Something many first-time buyers don't know about South Omaha – Columbus Park and Lynch Park are both undergoing improvements, making these areas increasingly attractive for young families. The Spring Lake Pool is a summer favorite, and the Spring Lake Community Center offers year-round activities for kids and adults alike.

Remember, many Benson and South Omaha homes qualify for first-time homebuyer programs. I've helped numerous clients utilize the Nebraska Investment Finance Authority (NIFA) programs, which can make homeownership even more affordable. Some clients have purchased homes with as little as 3.5% down using FHA loans combined with NIFA support.

Benson and South Omaha are experiencing thoughtful development while maintaining their unique character and affordability, influencing current market trends, by strengthening their appeal for young families. The strong sense of community and excellent recreational facilities and parks make these areas perfect for first-time homebuyers.

Ready to explore these wonderful neighborhoods in person? We'd love to show you around and help you discover which area best fits your lifestyle and budget. Whether you're drawn to Benson's artistic vibe or South Omaha's cultural richness, a perfect first home awaits you.

Let's grab a coffee at one of our local spots and discuss finding your ideal starter home in one of Omaha's most welcoming communities!

Tips for Selliing Your Omaha Home in the Winter!

by Nancy Heim-berg

Let's be honest—when most people think about selling their home, they don't picture Nebraska's famous winter weather. But here's a little secret: selling your Omaha home during winter can work in your favor. As an experienced professional, I've seen lots of homes sold in Omaha winters. Today, I'll share tips on how you can turn Omaha's chilly challenges into cozy opportunities.

Why Winter Can Be Your Secret Weapon
Think about it – while fair-weather sellers are waiting for spring, you're dealing with seriously motivated buyers. These house hunters are bundled up and braving the cold for a reason! You need to realize that your home may stand out since fewer homes get listed on the market.
Also, all the twinkling holiday lights in Aksarben Village and the festive atmosphere throughout the city create a magical backdrop for showing your home.

Making Winter Work for You: The Omaha Edition
First, let's talk about how to handle those classic Nebraska winter challenges. We all know about our famous snowstorms and bone-chilling temperatures, but with some preparation, you can keep your home showing-ready even when the weather isn't cooperating.

Keeping It Safe and Accessible
Your first priority is ensuring potential buyers can reach your front door without an impromptu ice-skating session. Keep your walkways, driveways, and steps clear of snow and ice. Consider it your winter welcome mat! Stock up on ice melt (but keep it pet-friendly—lots of Omaha house hunters bring their four-legged family members along), and maybe invest in some heavy-duty indoor mats to protect your floors.

Creating a Cozy Winter Welcome
Now, let's talk about making your home feel like a warm hug on a cold day. When buyers step in from a Nebraska winter day, you want them to feel instantly at home. Set your thermostat to a comfortable temperature (around 70 degrees is perfect), and if you have a fireplace, make sure it's clean and ready to highlight during showings.

Smart Seasonal Staging
Here's where we can have some fun! Winter Staging your home in Omaha's Winter requires a perfect balance of cozy and clean.

Living Spaces
Think of warm, inviting textures without going overboard. Add some plush throw blankets in neutral colors, perhaps a few velvet pillows, and consider setting up a reading nook by a window where buyers can imagine themselves watching the snowfall.

Kitchen
The heart of any Midwest home deserves special attention. Clear counters make a space look larger but consider leaving out a pretty tea kettle or a sophisticated coffee station. Nothing says "welcome home" like the thought of warming up with a hot drink.

Lighting Matters
Our winter days can be gray, so lighting is crucial. Clean those windows (even in winter), open all blinds during showings, and add extra lamps to dark corners. Consider using warm-white LED bulbs to create an inviting glow without running up your OPPD bill.

Holiday Decor: The Art of 'Just Enough'
Now, about those holiday decorations. The key here is "festive but flexible." You want to create warmth without overwhelming the space or making buyers feel like they're touring a seasonal display. Here's how to strike that perfect balance:
Choose neutral holiday decorations that complement your home's regular decor. Think silver and gold rather than red and green. A tasteful wreath on the door, subtle twinkle lights outside, and elegant decorations inside can add to your home's appeal without overwhelming it.
Avoid religious-specific decorations during showings – remember, you want every buyer to be able to envision themselves in the space. And please, resist the urge to showcase your entire North Pole village collection!

Highlighting Winter-Ready Features
Make sure to draw attention to features that shine during Omaha winters:
That attached garage. It's not just parking – it's a winter sanctuary
Your mudroom becomes a major selling point for managing snow boots and winter gear
Updated windows and insulation? It is worth mentioning when discussing utility bills
Could snow removal equipment be included in the sale? That's a welcome bonus for many buyers

The Photo Factor
Winter listings need excellent photos, and timing is everything. Try to get professional photos taken on a bright day right after fresh snow – there's nothing quite like that pristine winter wonderland look. Ensure your photographer captures snowy exterior shots and warm, inviting interior images.

Final Tips for Winter Success
Remember to have your home ready for last-minute showings:
Store winter gear neatly away between showings
Keep spare mats and towels handy for wet boots and shoes
Set up a programmable thermostat to ensure the house is always warm for showings
Consider having some battery-operated candles for ambiance during gray days
Keep your walkways clear even when there's no showing scheduled (you never know!)

Embrace the Season
Selling in winter might mean a little extra effort, but it also means serious buyers and less competition. Your home can be that warm, welcoming haven that makes someone want to escape the cold and stay awhile – long enough to make an offer!

Remember, Omaha buyers know our winters and appreciate seeing how a home handles the season. So, embrace it! Show them how your home can be their perfect winter retreat, and you might find that the "off-season" becomes your perfect selling season.
Stay warm out there, Omaha home sellers – you've got this! ❄️🏡

P.S. If you really want to make a good impression, having some hot coffee or cocoa available for showings never hurts anyone's chances. It's the Midwest way, after all!

Benson "Old Neighborhood Charm, Modern Convenience"

by Nancy Heim-berg

Historic Benson is just 5 miles from downtown Omaha. Benson's green spaces, historic buildings, and cultural diversity give it a welcoming small-town-type vibe right in the city.  Also, Benson's central location makes it a perfect place for commuters who want a small-town vibe but need to get to work downtown. It's so easy to get in and out of Benson, using Maple Street (Benson main street), which runs east to west across Omaha. This proximity to Downtown has led to growth and many successful small businesses. In fact, Benson has become a nightlife hotspot in the city for business, restaurants, art, and entertainment.

Walking along the energetic main streets, you'll experience Benson's old-world charm and modern conveniences with beautiful historic buildings, green open parks, and lively Maple Street. Benson is a vibrant, artsy community with some of the best nightlife in Omaha, and it has become the heart of Omaha.

I believe the green spaces in the many neighborhood parks make this a great family neighborhood. The community is only two square miles but boasts a lot of great park space, like:
North Benson Lions Park on North 66th Street
Benson Park and Lagoon on Military Avenue
Bowling Green Park on Blondo Street
Gallagher Parke and Leisure Pool on N. 52nd Street

Just off Maple Street and away from the pubs and bars, Benson's tall, historic trees shade the blocks of narrow sidewalks and residential streets. You'll see old-world historic homes in various styles, raised ranches, cottages, and traditional bungalows on typical city lots, and small backyards with fences.

One of the annual neighborhood events kids love is "Cops and Bobbers," a fun event where kids come together with law enforcement officers to learn to fish. The big Spring community clean-up is another unique community service event that brings families together. Each spring, the community takes part in a clean-up campaign.

Benson's excellent location near 64 means you can conveniently get to all the great Omaha attractions. For example, your family can enjoy the Henry Doorly Zoo and Aquarium or experience fun and learning at Omaha's Children's Museum in Park East. Why not take an easy day trip to the historic Old Market District for some shopping, and while you're out, enjoy a tasty lunch in Little Italy?

There's lots for mom and dad to do, too. The Benson community garden on North 55th Street provides 10,100 square feet of space residents can use for gardening. Benson neighborhood gardeners barter and trade the fruits of their labor. Another popular activity is the nearby Benson Farmer's Market, which runs every Saturday from May to October. Also, from the end of November to the beginning of December, a fun holiday-themed market opens.

What's Happening in Benson
Benson offers some of the best nightlife in Omaha. Many popular places like the Benson Brewery, Sydney, Krug Park, and Burke's Pub fill up after dark. Benson provides much more than a bar scene, offering some of Omaha's best dining options. Stop by 1912 Benson to enjoy a tasty cheeseburger on the rooftop or spend date night at Au Courant Regional Kitchen for a complete European-style meal.
Other must-stops are:
Burrito Envy and Tequila Bar
Barchan Beer Garden
Hardy Coffee Co.

The food is great, but foodies aren't the only ones enjoying the scene, which includes artists, musicians, and young professionals. Thriving local businesses provide services and amenities for residents to enjoy, like Yoga Now, Omaha Bicycle Company, The Waiting Room, and multiple boutiques.  Benson's hot downtown area has a lot of other annual events to offer as well.  Benson's well-known Summerfest is something everyone looks forward to. The very well-run Benson Neighborhood Association also plans a variety of neighborhood concerts, food festivals, and fundraisers.

Schools in Benson
Benson offers several highly rated schools, that include Benson West Elementary School, Hartman Elementary School, Monroe Middle School, and Benson High Magnet School. Come back each week to enjoy a walk through the best neighborhoods in Omaha, presented by the Nancy Heim-Berg Team. Omaha's Last Summer Hurrah on the Lakes!

by Nancy Heim-berg

Hey there, sun-seekers and water enthusiasts! 🌞 Can you believe summer is winding down already? But don't put away those swimsuits just yet! The Omaha area is brimming with aquatic adventures, and there's no better time to dive in than Labor Day weekend. Let's make a splash with this guide to the best lake fun around town!

Lake Manawa: A Stone's Throw from Downtown

Just a hop across the Iowa border, Lake Manawa State Park is a 1,529-acre oasis of summer fun. Here's why you should put it at the top of your list:

  • Beach Bums Rejoice: Sink your toes into the sandy beach and soak up those last rays of summer sun.
  • Boat-tastic: Rent a pontoon or bring your own vessel for a day of cruising.
  • Fish On: Cast a line and try your luck at catching catfish, bass, or walleye.

Pro Tip: Always arrive early to secure a top spot on the beach. Trust us, it fills up fast on holiday weekends!

Zorinsky Lake: Omaha's Hidden Gem

Nestled in west Omaha, Ed Zorinsky Lake and Recreation Area is a local favorite. Here's what's waiting for you:

  • Paddle Power: Rent a kayak or stand-up paddleboard for a peaceful glide across the water.
  • Trail Mix: Bike or hike the 7-mile trail that loops around the lake. Perfect for burning off those Labor Day BBQ calories!
  • Picnic Paradise: Grab your basket and blanket for a lakeside feast with a view.

Fun Fact: Keep your eyes peeled for bald eagles. They've been known to nest in the area!

Branched Oak Lake: The Big Kahuna

If you're up for a short road trip (about an hour from Omaha), Branched Oak Lake is well worth the drive:

  • Wind Warriors: This is windsurfing and sailboating central. Let the breeze be your guide!
  • Beach Bonanza: With multiple beach areas, you will surely find your perfect spot in the sun.
  • Campfire Chronicles: Extend your stay by camping overnight. Nothing beats s'mores under the stars!

Insider Scoop: The Marina Grill serves up mean burgers and ice-cold beverages. Your taste buds will thank you!

Labor Day Lake Safety: Keep the Fun Afloat

Before you head out, remember these quick tips to ensure a safe and enjoyable experience:

  1. Sunscreen is Your BFF: Reapply every 2 hours. Lobster red is so last season!
  2. Hydrate, Hydrate, Hydrate: Bring plenty of water. The sun and fun can be deceptively dehydrating.
  3. Life Jackets Save Lives: When in doubt, wear one. It's not just smart; it's the law for many water activities.
  4. No Booze Cruise: If you're operating a boat, save the celebratory drinks for after you've docked.

Make It a Weekend to Remember

Labor Day weekend is your last big chance to create those summer memories that'll warm you up during the chilly months ahead. So gather your crew, pack your gear, and head to Omaha's fantastic lakes. Whether you're into high-energy water sports or prefer lounging with a good book by the shore, there's a perfect spot waiting for you.

Remember, the best summer days are spent with friends and family, laughing, splashing, and soaking up every last drop of sunshine. So what are you waiting for? The water's fine, and adventure is calling!

See you at the lake! 🏖️🚤🎣

Happy Thanksgiving!

by Nancy Heim-berg

“For the hay and the corn and the wheat that is reaped,

For the labor well done, and the barns that are heaped,

For the sun and the dew and the sweet honeycomb,

For the rose and the song and the harvest brought home-

Thanksgiving! Thanksgiving!

For the trade and the skill and the wealth in our land,

For the cunning and strength of the workingman’s hand,

For the good that our artists and poets have taught,

For the friendship that hope and affection have brought-

Thanksgiving! Thanksgiving!

For the homes that with purest affection are blest,

For the season of plenty and well-deserved rest,

For our country extending from sea unto sea;

The land that is known as the “Land of the Free”-

Thanksgiving! Thanksgiving!

Wishing you a blessed and wonderful Thanksgiving with family and friends. May we all count the many blessings in our lives and live our lives with gratitude each and every day.

HAPPY THANKSGIVING!
