Benson "Old Neighborhood Charm, Modern Convenience"

Historic Benson is just 5 miles from downtown Omaha. Benson's green spaces, historic buildings, and cultural diversity give it a welcoming small-town-type vibe right in the city.  Also, Benson's central location makes it a perfect place for commuters who want a small-town vibe but need to get to work downtown. It's so easy to get in and out of Benson, using Maple Street (Benson main street), which runs east to west across Omaha. This proximity to Downtown has led to growth and many successful small businesses. In fact, Benson has become a nightlife hotspot in the city for business, restaurants, art, and entertainment. 
 
Walking along the energetic main streets, you'll experience Benson's old-world charm and modern conveniences with beautiful historic buildings, green open parks, and lively Maple Street. Benson is a vibrant, artsy community with some of the best nightlife in Omaha, and it has become the heart of Omaha.
 
I believe the green spaces in the many neighborhood parks make this a great family neighborhood. The community is only two square miles but boasts a lot of great park space, like:
North Benson Lions Park on North 66th Street
Benson Park and Lagoon on Military Avenue
Bowling Green Park on Blondo Street
Gallagher Parke and Leisure Pool on N. 52nd Street
 
Just off Maple Street and away from the pubs and bars, Benson's tall, historic trees shade the blocks of narrow sidewalks and residential streets. You'll see old-world historic homes in various styles, raised ranches, cottages, and traditional bungalows on typical city lots, and small backyards with fences. 
 
One of the annual neighborhood events kids love is "Cops and Bobbers," a fun event where kids come together with law enforcement officers to learn to fish. The big Spring community clean-up is another unique community service event that brings families together. Each spring, the community takes part in a clean-up campaign. 
 
Benson's excellent location near 64 means you can conveniently get to all the great Omaha attractions. For example, your family can enjoy the Henry Doorly Zoo and Aquarium or experience fun and learning at Omaha's Children's Museum in Park East. Why not take an easy day trip to the historic Old Market District for some shopping, and while you're out, enjoy a tasty lunch in Little Italy?
 
There's lots for mom and dad to do, too. The Benson community garden on North 55th Street provides 10,100 square feet of space residents can use for gardening. Benson neighborhood gardeners barter and trade the fruits of their labor. Another popular activity is the nearby Benson Farmer's Market, which runs every Saturday from May to October. Also, from the end of November to the beginning of December, a fun holiday-themed market opens.
 
What's Happening in Benson
Benson offers some of the best nightlife in Omaha. Many popular places like the Benson Brewery, Sydney, Krug Park, and Burke's Pub fill up after dark. Benson provides much more than a bar scene, offering some of Omaha's best dining options. Stop by 1912 Benson to enjoy a tasty cheeseburger on the rooftop or spend date night at Au Courant Regional Kitchen for a complete European-style meal.

The food is great, but foodies aren't the only ones enjoying the scene, which includes artists, musicians, and young professionals. Thriving local businesses provide services and amenities for residents to enjoy, like Yoga Now, Omaha Bicycle Company, The Waiting Room, and multiple boutiques.  Benson's hot downtown area has a lot of other annual events to offer as well.  Benson's well-known Summerfest is something everyone looks forward to. The very well-run Benson Neighborhood Association also plans a variety of neighborhood concerts, food festivals, and fundraisers.

Best Omaha Neighborhoods: A Weekly Neighborhood Feature

Welcome. I’m Nancy Heim-Berg, a proud Omaha resident who, with my husband Dan, raised 9 children in this great city. Over the years, I’ve seen a lot happen in Omaha. Today, while standing at the corner of North 40th and Ames Avenue, an intersection that’s been busy for over 130 years, I thought about how Omaha has transformed but kept its pioneer spirit intact. 

Over the years, Omaha has evolved from a dusty railroad - cattle town to a vibrant city that continually reinvents itself.  Omaha’s name, which is from the Native American, means “those going against the wild,” representing the rugged, tough nature of Omaha residents. The heritage of our Native Americans, Pioneers, Railroad Workers, Meat Packers, and immigrants has created a diverse, hard-working, versatile community.  I remember the historic buildings in Jobbers Canyon, and now I watch as Omaha becomes a growing real estate darling for national investors. Through an innovative blend of public and private partnerships to transform Omaha into a great plains commerce center.

But you know, somehow, between the boom of Fortune 500 Companies and the Amazing growth downtown along the Missouri River, Omaha has managed to keep adding new ingredients and continue stirring the melting pot to create something more. We watch as historic buildings are replaced, but our history can never be replaced. The meat packing industry remains, but the faces of the workers have changed from pioneers to African Americans to Mexican to Latin American immigrants. Our past meets our present in diversity to continue Omaha’s fantastic culture.  Historically, the city has benefitted from its legacy as a railroad town. Most recently, that legacy has allowed Omaha to benefit from laying communication lines along railroad property, like how we benefitted from constructing telegraph lines.  Did you know Creighton and The University of Nebraska offer degrees in advanced communications?

I’ve watched the migration of businesses from downtown to the suburbs create a westward sprawl that brought malls and the retail development of peripheral neighborhoods. We then saw movement back to downtown with major new developments like the Century Link Center, TD Ameritrade Park, the KONEKO, and the Holland Performing Arts Center. We’ve also seen Benson and Blackstone challenging the Old Market for the top dog area for Omaha Nightlife.


All these changes have also impacted neighborhoods and family living. That’s why I’ve created this new weekly series featuring the best Omaha neighborhoods and suburbs today.

Types of Income That Do Not Qualify for a Home Loan

When applying for a home loan in Omaha, it's crucial to know which types of income lenders will consider in the qualification process. While lenders are generally inclusive of various income sources, there are specific types that they may exclude. Here's a look at the income types that are typically not factored into mortgage qualification.

1. Temporary or Irregular Income

Income that is not consistent or guaranteed to continue for at least two years is often not considered by lenders. This can include temporary work, contract positions that do not have a long-term commitment, or any sporadic income that cannot be verified as stable and ongoing.

2. Certain Types of Self-Employed Income

For self-employed individuals, income verification can be more stringent. If the income has not been reported on tax returns or lacks a two-year history, lenders may be hesitant to include it in the qualification calculations.

3. Unverifiable Cash Income

Cash income that isn't reported on tax returns or lacks documentation is typically excluded. Lenders need to verify income through tax documents, bank statements, and other financial records. Without this, cash income is not considered reliable.

4. Income from New Employment

If you've recently changed jobs or started a new career, there may be a probationary period before your income is considered stable enough to qualify. Lenders usually require a history of at least two years in the same job or field.

5. Rental Income from Investment Properties

While rental income can be included, there are restrictions. For instance, if the property was recently acquired or the rental history is too short, lenders may not consider this income. Additionally, expenses related to the property may reduce the net income considered for loan qualification.

6. Child Support and Alimony

These income sources may be included if they are expected to continue for at least three years. However, if the payments are due to end sooner, they will not be factored into the qualification process.

7. Income from Annuities or Trust Funds

Unless there is a long-term guarantee, income from annuities or trust funds may be excluded. Lenders look for income that is stable and expected to continue for the foreseeable future.

8. Foreign Income

Income earned outside of the country can be challenging to verify and may not meet the lender's criteria for stability and reliability.

9. Gambling Winnings
While it may be substantial, gambling income is considered too unpredictable and is generally not included in mortgage qualification.

10. Certain Types of Investment Income

Short-term investment income, such as capital gains from assets held for less than a year, may not be considered stable enough for mortgage qualification purposes.

It's important to consult with a mortgage professional to understand the specific requirements of lenders and how your income will be evaluated. Each lender may have different criteria, and staying informed will help you navigate the home loan application process with confidence.

Remember, while some income may not qualify you for a home loan, lenders are looking for stability and reliability in your income streams to ensure you can maintain your mortgage payments over time.
