With spring coming to an end, we are quickly approaching the time of year where many families head out for their long-awaited summer vacations. Whether you are jet setting to a foreign country, packing the car for a road trip or relaxing in the sun on a tropical getaway, you want to enjoy your vacation with the peace of mind knowing your home is safe and secure back in Omaha, NE. And that is where we come in! We have packed this blog post with tips and tricks to help make your house burglar-proof, so you can return home relaxed, refreshed and a little sun-kissed. 

-The first tip we have for you is to install an alarm system in your home, as they serve as an effective deterrent to burglars. You want to be sure to find a system that has both audible and visual warnings and links back to a reputable monitoring company. 

-Our second tip is to install external sensor lights that will turn on when someone enters your property, as burglars tend to avoid areas that are well-lit. On a similar note, you also may want to leave a few lights on in the house to trick intruders into thinking someone is home. 

-Next, you may want to consider installing a CCTV system to have 24/7 monitoring of your property. This system will also come in handy in the unfortunate situation that you need video evidence to catch intruders while you are away. 

-The fourth tip is to secure all valuable items in a safe (preferably a fire-proof safe) while you are vacationing. These items may include jewelry, cash, spare car keys and important documents such as birth certificates, life insurance policies, stock certificates and passports. 

-If you are planning on being away for a while and have a free-standing mailbox in front of your home, you may want to find a friend or family member who can come clear it out a few times a week. A full mailbox can give the impression to burglars that you are not home, thus putting a target on your property. 

-Our last tip for you is to get to know your neighbors if you don’t already. They can be a great asset to you while you are gone by keeping a close eye on your house and giving you updates during your trip.

Breaking Down Home Inspections In Omaha, NE

The home inspection is a crucial part of the buying process. If you have ever brought or sold a house, then you are probably well versed in what a home inspection is and how/why they are conducted. On the other hand, if you are a first-time home buyer, this may be your first time hearing the phrase. And that is where we come in! Whether you are a real estate aficionado and just need a refresher, or you are a newbie trying to understand the lingo, today’s blog post is going to break down everything you need to know about the home inspection process. 

What is a home inspection? As mentioned above, the home inspection is a crucial part of the home buying process and is designed to protect the buyer in the sale. To put it simply, a home inspection is a ‘non-invasive’ examination of the property where a licensed home inspector will review the house for mechanical, structural and/or electrical defects. This will give the buyer a more comprehensive overview of the home, which helps to ensure there are minimal surprises when they take control of the property. 

When does a home inspection usually take place? Typically, the home inspection will be conducted a short time after the seller accepts the offer from the buyer. 

Is a home inspection required by law? The short answer is no, home inspections are not required to be performed. But they are worth the money as it acts as a protection of the investment, as well as gives the buyer peace of mind regarding the true shape and condition of the house.  

What will the home inspector be looking for in the home? The inspector will be looking for any issues/problems that have to do with the home’s electrical system, plumbing, heating and cooling system, foundation, windows and doors, roof and more. 

What do I need to do to prepare for a home inspection? If you are in the process of selling your home or are thinking of selling your home in the future, we have listed three simple steps to help you prepare for a home inspection. First, about a month prior to the inspection, you should ensure all the paperwork is in order and start addressing the repairs you think need attention (these will be things you believe will be red flags to the inspector). Second, about a week before the inspection, you should start removing clutter and/or anything you feel may interfere with the inspector. Lastly, our third tip for you is to ensure the house is clean, light bulbs have been replaced and everyone (including pets) are removed from the home the day of the inspection.

We understand how confusing the home buying process can seem, especially for first time home buyers. 1.) Down Payment – This phrase refers to the money a home buyer must provide up-front in order to secure the amount that is being borrowed. Additionally, to be approved for a home loan, most mortgage lenders require a cash down payment ranging from 3%-20%.
 
2.) Private Mortgage Insurance (PMI) Some home buyers will be required to pay private mortgage insurance when they take out a conventional home loan, typically if they are putting down less than 20% of the home’s value. This insurance is used as protection for lenders in case you end up in foreclosure. 
 
3.) Annual Percentage Rate (APR)APR is a broad measure of the cost you, as the borrower, of taking out a loan. It could refer to costs such as broker fees, interest rate, points, etc.
 
4.) Loan Estimate (LE)The loan estimate refers to the details of the agreed upon terms of your loan, in addition to the estimated closing costs. 
 
5.) Closing CostsBoth the buyer and the seller pay closing costs, and they can include things such as property fees, application fees, title insurance, title examination, attorney charges and settlement documents.

And while you may have good intentions on keeping this precious storage space nice and organized, it very easy for the garage to look like a tornado blasted through in the middle of the night. Below we have a few hacks that will help keep your garage organized, and in turn allow you to make the most of out the space. Enjoy! 

Garage Shelving: Our first garage hack for you is garage shelving, which also happens to be one of the simplest ways to store and organize a large number of your belongings. In addition, we are also happy to report that shelving systems are relatively easy to assemble and can be found in most home improvement stores throughout the country. 

Peg Boards: Next, if you are looking to store items such as bicycles or other heavy items, peg boards are the way to go! You will first want to install the peg board on the wall of your garage, then install racks in which you will be able to hang your items from. Simple as that! 

Storage Bins: Our third garage hack are storage bins. Storage bins are great because they really allow you to be flexible in how you use them to secure and store your items. Local home improvement stores or big box stores usually sell them (so they are easy to find), and you can use different sizes depending on your storage and stacking needs. 

Ceiling Storage: The last hack we have for you is ceiling storage. For those of you who are looking to utilize most of your garage space for your cars, you may find yourself pressed for storage space – and that is where your ceiling comes in handy! These racks can hold a number of items and are mounted from the ceiling of your garage. While ceiling storage may be a little tricky to install, and you may seek professional installation, you will be happy to find your garage space looking neat and organized at all times!
